Built in the style of Napoleon III, the mansion house looks out over the landscaped gardens to the south and west. To the north, the mansion overlooks the main courtyard.
Built entirely from cut stone, the house covers three floors and offers 314 m² of living space. The attics, as yet unrenovated, would add 130 m² to this total with a further 140 m² integrated in the basements.

WINE TOURISM
With its ideal location, just 10 mins from motorway exits and close by to several sought after tourist sights, the property lends itself perfectly to a high end wine tourism project.

The old farm buildings have been renovated to accommodate two charming holiday cottages. Accessed through the main courtyard, the cottages enjoy the use of the mature gardens and swimming pool. The old sheep fold has also been transformed into a large seminar room.

The mansion now houses a gourmet restaurant, where guests can enjoy summer dining on the terrace under the shade of two majestic plane trees. In the park, with its hundred year old cedar tree, two marquees have been installed to cater for weddings and banquets.

Assembled over three stages since the 1950’s, the winery has a total capacity of 13200 hl in cement (9200 hl), stainless steel (3000 hl) and fibreglass tanks (1000 hl).

The winery is well equipped with pneumatic press, crusher/de-steemer, temperature control, thermo-regulated stainless steel tanks… A bottling hall was created in the 1970’s to house the bottling line and a barrel and tank ageing room.
The farm buildings are completed by a large hangar where the comprehensive and fully functional agricultural equipment is stored.

The property covers 94 ha, comprising 68.6 ha of vineyard and 13.9 ha of unplanted land. The remainder is made up of woods, plains and tracks. 33.1 ha are classed AOP Cotes du Rhone and Cotes du Rhone Villages. 2.6 ha are classed AOP Liracand 32.9 ha are classed IGP.

Perfectly configured around the buildings, the property covers three different types of terrain, rising up from the plains over sandy slopes, then spreading out over a plateau of rolled pebbles.

The entire vineyard has been sustainably farmed for the past 8 years. The vines are globally in good condition, however 8 to 10 ha require replanting in the near future. Average annual yield is around 3400 hl. The wines are sold in bottle and in bulk. Around 120 000 bottles per year are sold in France through the hotel/restaurant industry and to supermarket chains, and on the European export market but also to North America, Japan and Taiwan. An attractive on-site tasting room/shop allows private customers to be received in excellent conditions. Annual turnover is around 650 K euros.
