This unique property with nearly 300 ha of contiguous land is situated not far from Narbonne and approximately 1h30 from the Spanish border. With motorway access only 10 minutes away, the property is also convenient for Carcassonne, Perpignan, Beziers and Montpellier international airports. This vast land reserve is positioned just a few kilometres from the coast and enjoys exceptional views over the Mediterranean Sea. The property covers roughly 250 ha of garrigues/moor and 40 ha of vines and fields. The chateau and its outbuildings (winery, hangars, holiday cottages, chapel) are completed by two magnificent shepherd’s folds and other ruins spread across the domain. Their renovation could allow the further expansion of the existing wine-tourism activity.

The chateau is approached through a long driveway of umbrella pines. Dating from the beginning of the 19thcentury, the chateau is particularly clean lined and harmonious. It overlooks the park with its ornamental lake, bandstand, and a magnificent edifice that was originally a well. The park also encompasses a swimming pool with its recently built stone pool house. The chateau provides approximately 600m² of living space. On the ground floor, a large hallway leads on to the sitting rooms and kitchens. The ground floor divides into two identical wings: a large living room leads on to a dining room and then through to a kitchen.

The first floor accommodates 4 bedrooms, 3 bathrooms and a superb conservatory which is used as an office. The office terrace offers glorious views over the Mediterranean coastline.

An enclosed courtyard separates the chateau from three holiday cottages. Two cottages are currently rented out as holiday homes –the third provides a guest house for the domain’s many visitors. An independent villa with swimming pool, found at the foot of the garrigue, is also rented out as part of the wine-tourism activity. It provides 160m² of living space. The holiday rental cottages have been modernized in recent years and are well equipped.

A beautiful chapel has been entirely restored and could offer the development of other branches of activities (weddings, christenings…). It is set apart from the other buildings in a peaceful wooded setting.

The stone-wall winery is central to the outbuildings and has been built partly below ground. With a majority of stainless steel tanks, the winery has been completely modernized with top quality equipment (pneumatic press, temperature control, micro-oxygenation…). It has a capacity of 3 500hl, 2 500 of which in stainless steel, the remainder in fiber glass tanks.

The wine is barrel-aged in a long underground corridor which leads to the storage room and wine shop. The wine shop has been set in the old stables and is particularly warm and convivial.

The property spreads over a limestone massif of 292ha of garrigueand vineyard. The back of the Domain looks down on to the Cistercian Abbayede Fontfroide. The vast reserve of garrigueland opens up an enormous potential for a variety of commercial sectors (horse rides, quad biking, picnic excursions to the Abbayede Fontfroide…).

Currently of the 40ha farmed, 26ha are planted with organically worked vines. The vineyard has been planted with noble varieties, completed by some old Carignan and Cinsaultvines.
The wines are sold in bottle, notably in Paris and on the export market. The global annual turnover is approximately 250K euros, with 220K eurors corresponding to wine sales and 30K euros to the wine-tourism branch.

Aude department is located in the Languedoc-Roussillon-Midi-Pyrénées region, south-central of France and is named after the coastal river running through the department. Aude's area 6.343 sqkm makes it the 39th biggest French department, surrounded by two mountainous massifs (North, the Montagne Noire; South, the Pyrenees) and two basins (East, the Languedoc basin; West, the Aquitaine basin) and 50 km of wonderful sandy beaches. The most part of the department is under Mediterranean climate. Landscapes are nevertheless very diverse, from the Mediterranean Sea to the Pyrenees mountains. The Aude is also known as the Cathar country with its rich history. The Roman and Medieval Ages both key periods in the History of Aude.
