FULL DESCRIPTION
Perched on the outskirts of the historic and prosperous town of Lauzerte, atop a hill, this imposing stone residence enjoys an enviable location: it is close enough to walk into town for morning coffee, shopping at the market or a long lunch in one of the excellent restaurants, but far enough away to enjoy the peace, the view and the tranquil pace of country life.
Currently configured as two separate dwellings, the property offers wonderfully versatile accommodation. Whether you choose to reunite it as one impressive family home, retain the existing layout for guests, or take advantage of the constant flow of walkers on the Camino de Santiago that passes nearby, it lends itself perfectly to a charming bed and breakfast or rental. After all, pilgrims appreciate a comfortable bed and perhaps a glass of wine from the wine merchant.
The current owner has invested heavily to bring the house into the 21st century while preserving its character. On the ground floor, a generous open-plan living space features exposed stone and French doors that open directly onto the large lawned garden - perfect for summer evenings, garden parties, or simply admiring the view with a glass of something cool.
Upstairs, the accommodation continues with four more bedrooms, a balcony overlooking the surrounding countryside and a superb covered terrace - an ideal spot to enjoy a morning coffee, a sunset drink or quietly congratulate yourself on having found such a charming house.
Outside, the property benefits from off-road parking, an integrated garage and a large lawned garden with plenty of space to relax, entertain or perhaps even play a game of pétanque.

LOCAL AREA
Tarn-et-Garonne is a department in the Languedoc-Roussillon-Midi-Pyrénées in South West France. It is named for the Tarn and Garonne rivers in the area. The capital of the department is Montauban which is about 50 km north of Toulouse. This is where the artist Ingres was born and you may see the town referred to as the pinkest of the pink towns. The economy of the department depends mainly on agriculture but there is also some industry, and it benefits from its proximity to Toulouse. To the south of the department, the town of Beaumont de Lomagne is famous for its garlic market.
