MAIN CHARACTERISTICS
FULL DESCRIPTION
Village house in a private rural setting, a few steps from the cafe.
Perched on the enviable edge of Roquecor, where the charm of the village meets just enough activity to justify a second glass of rosé, this imposing 19th-century stone barn offers space, character, and a wonderfully easy way of life.
Accessible via a private driveway (because, of course, that's how it is), the property sits within an established garden that achieves the rare feat of feeling delightfully secluded while being just steps away from the village's lively cafes, restaurants, antique shops, boutiques, and markets. In short: secluded, but not cut off from the world.
Inside, the house offers both space and warmth. The main living room is a large, light-filled room with full-height beamed ceilings, exposed stone walls, and a mezzanine. Currently configured as a lounge with a studio area, it opens through French doors onto the garden an ideal setting for entertaining on any occasion.
A second living room offers a more intimate atmosphere, with an open fireplace. The kitchen is elegant and well-equipped, featuring a gas cooker, a wood-burning stove, tiled floors, and exposed beams practical, welcoming, and full of character.
The accommodation includes a master suite with dressing room and its own toilet, as well as two other bedrooms and a modern bathroom.
Modern amenities are in place, including double glazing, heat pump heating, fibre optic Wi-Fi and mains drainage.
Outside, the gardens are a particular highlight: private, established and thoughtfully laid out, with a variety of fruit trees, shrubs and plenty of quiet corners for relaxation or entertainment.
From the gardens, the view over the rooftops of this charming historic village is magnificent, creating an ever-changing backdrop for daily life.
A property that combines a generous living space, the charm of a bygone era and a prime location on the edge of the village, all with excellent taste.

LOCAL AREA
Tarn-et-Garonne is a department in the Languedoc-Roussillon-Midi-Pyrénées in South West France. It is named for the Tarn and Garonne rivers in the area. The capital of the department is Montauban which is about 50 km north of Toulouse. This is where the artist Ingres was born and you may see the town referred to as the pinkest of the pink towns. The economy of the department depends mainly on agriculture but there is also some industry, and it benefits from its proximity to Toulouse. To the south of the department, the town of Beaumont de Lomagne is famous for its garlic market.
