Modern comfort, timeless charm
Ideally located a short walk from the historic hilltop village of Lauzerte, this beautifully designed single-storey residence offers the perfect blend of contemporary comfort and authentic French lifestyle.
Leave the car at home and enjoy a pleasant stroll through the heart of this charming medieval bastide town, where excellent restaurants, cafes, galleries, shops, and a supermarket are all easily accessible. Morning croissants, afternoon browsing in local art galleries, and dinner with a glass of regional wine can all be part of your daily routine.
It's fair to say that this house was a true labor of love for its current discerning owners, who commissioned and oversaw its construction with quality, practicality, and comfort in mind. Unfortunately, a change in personal circumstances means this exceptional home is now available to a lucky new owner.
Beautifully presented throughout, the property comprises two generously sized double bedrooms, each with its own stylish contemporary en-suite bathroom, and a spacious open-plan living, dining, and kitchen area. Travertine flooring runs throughout the living space, complemented by a modern and elegant fitted kitchen with integrated appliances. A separate utility room, guest toilet, and attached garage complete the property, with the garage offering excellent potential for conversion into additional living space, subject to planning permission.
The bright living room opens through French doors onto a covered terrace, ideally positioned to enjoy breathtaking views of the rolling countryside — a wonderful place for long lunches, evening aperitifs or simply to contemplate the spectacle of the seasons.
The property benefits from electric heating, double glazing throughout, and is presented in immaculate condition. For those wishing to move in immediately, much of the furniture and contents are available through separate negotiation.
Outside, the gardens are mature and well-maintained, with an abundance of trees and plants that now require some delicate care to regain their former splendor. A little work on the driveway and a general clean-up will reward the new owners with an exceptionally well-built, highly practical house in a superb location.
And yes, in the interest of total transparency, a new pair of gardening gloves could prove just as useful as the front door key — consider it the unofficial welcome pack!

LOCAL AREA
Tarn-et-Garonne is a department in the Languedoc-Roussillon-Midi-Pyrénées in South West France. It is named for the Tarn and Garonne rivers in the area. The capital of the department is Montauban which is about 50 km north of Toulouse. This is where the artist Ingres was born and you may see the town referred to as the pinkest of the pink towns.
